The original 235 acres making up the
Eastgate Properties were purchased in 1989 as a farm. Frederick County determined that new
Route 642 (Tasker Road) would need easy access to U.S. Route 522 (Front Royal Pike). Route
522 was being expanded to a four-lane divided highway with limited access. The Eastgate
property was chosen as the location of new Route 642 and the Route 522 interchange because
of its high plateau and excellent "line of sight" at the interchange.
It was determined that an industrial park and commercial center would do well
at the interchange of U.S. Route 522 and new Route 642 because of the excellent road
network and the proximity to the Virginia Inland Port on Route 522, 10 miles from the
subject property. There is also a need for a commercial center and industrial park in the
eastern portion of Frederick County.
Route 642 was built in 1997 and the
developers installed all utilities at that time to include underground electric and phone
lines. Gas service is also available. All electric service and telephone
lines are underground. Fiber optics is available.
The property has a high plateau elevation
with a panoramic view, well-drained with no flood plain concerns. The woods bordering the
majority of the property will be kept in place to provide a natural setting for the
businesses locating at Eastgate. There are significant slopes at the rear of the Eastgate
Industrial Park property which will not be disturbed and will provide an attractive treed
background for future industrial buildings. |
