Jouan Global
Center:
Named after the first industry to locate at the Park in 1997, Jouan Global Center totals
65 acres zoned M-1 Industrial and is located on Marcel Drive. Jouan, Inc., a French
company, specializes in the production of high-quality medical laboratory equipment such
as incubators, water baths, sterilizers and medical pumps. Jouan purchased 21 acres on
which they erected an 110,000 square foot building constructed of prestressed, precast,
white concrete wall panels with a white sand face mix. Jouan, Inc. has plans for expansion
and has an option on an additional adjoining 2.29 acre parcel.
The second major industry located at Jouan Global Center is SpecialMade Goods and
Services, Inc., a Rubbermaid Commercial Products wholesaler offering print, product
modification and parts. SpecialMade has built a 71,600 square foot building on 6 acres and
has an option on an additional adjoining 12 acres. The building is a prestressed, precast,
beige colored cement with natural brown sand face mix that has a light sandblast finish
and was occupied in July 1998.
The remaining three parcels; a 10 acre site on Rainville Road, 8 acres at the interchange
of Tasker Road and Marcel Drive and 12 acres at the interchange of Tasker Road and
Rainville Road, are available for sale or lease.
Eastgate
Industrial Park: Consists of 84 acres at Rainville Road extended. Property
was zoned in 1998 to M-1 Industrial and can accommodate over 650,000 square feet of
industrial buildings. A couple of users are evaluating this location for their future
facilities.
Eastgate
Office & Technological Center: A 30 acre parcel at the interchange of
Route 642 and U.S Route 522, zoned B-2 Business. Plans are under way to construct the
first office building of the office park which will eventually have over 250,000 square
feet of offices in a number of buildings in a business campus park environment.
- Eastgate Commerce Center:
Totals approximately 50 acres on the other side of the interchange of U.S. Route 522 and
Route 642. Consists of 25 acres B-2 and 20.5 acres of B-3 with the remainder RA. A sale of
5 acres of B-3 for a public storage facility has made settlement in July 1998 with the
developer optioning an additional 3.75 acre parcel.
All vacant industrial properties have been
designated Foreign Trade Zone (FTZ) properties. A FTZ is an area of land where foreign and
domestic merchandise can be treated as though it is in international commerce thereby
minimizing tax and duty considerations. |
